Voids and Lettings Officer
My client based in the West Midlands is looking to add an experienced Voids and Lettings officer to their current team. This is a local authority with an established Temporary Accommodation team.
As the Voids and Lettings Officer you will be carrying out a range of duties including:
-Lettings - Completion of Housing Benefit forms and knowledge of Housing Benefit regulations, ability to complete occupancy agreements, completion of property inspections at the time of letting and willingness to be trained to provider property standards, the ability to identify Health & Safety issues at the time of the letting and to have the confidence to address these at that time.
-Property Management - Arranging and attending lock changes, attending and managing evictions, arranging and managing the collection of keys from various locations across WM - use of own transport is vital, ability to arrange and manage storage of provider stock and tenants belongings, ability to review and manage complaints to completion
-Void Property Management - Ability to Inspect properties and determine repairs required to meet the property standards, ability or willingness to learn to assign furniture and furnishing appropriate to the size of property and order the same. Ability to manage work to internal KPIs and manage partners and contractors to external KPIs
-Administrative Duties - Managing the administrative process for void properties and ability to work with contractors to ensure targets are met including the ability to robustly address issues of concern and where the contracted standards have not been met by any contractor, ability to update spreadsheets and IT systems and managing correspondence, ability or experience of arranging property inspections and home visits with customers.
-Demonstrates a clear focus on service delivery, customer satisfaction and the ability to manage outcomes whilst working in a highly pressurised and challenging environment while retaining the ability to work flexibly
Due to the nature of the role suitable candidates will need a full, clean driving license and access to their own vehicle.
This is a temporary position for an initial period of around 3 months with a strong view to extend depending on the business needs of the provider.
