Main Purpose of Job:

- To manage the lettings process from end of tenancy to re-let of the property; ensuring we minimise the rent loss to the organisation and meet the lettings targets.

Key Responsibilities:

- Operate the lettings process from start to finish on all voids and new lets, including:

• End of tenancy process â€" Including key collection

• Pre-void inspections

• Requesting nominations / creating adverts for relevant local authority

• Shortlisting properties available for transfers

• Offer letters and viewings

• Producing sign up documentation

- Review all nominations including care plans and supporting information, referring to Lettings, Neighbourhoods and Tenancy Solutions Managers where required.

- Liaise effectively with local authorities and other agencies in relation to statutory agreements, obligations, and commitments and produce regulatory returns.

- Monitor the usage of garages, keeping up to date records of items stored from evictions, arranging clearance when required.

- The letting of voids and homes handed over from new development, attending site meetings pre hand over, producing local lettings plans and estate profiling, co-ordinating group viewings and working with Neighbourhood teams to complete sign ups.

- Completing property inspections to facilitate mutual exchanges. Managing the process for those identified as needing to decant, temporary or permanent

- To promote the welfare of children and vulnerable adults at all times and ensure they are protected from harm.

- Contribute to the effective and efficient running of the service and division to achieve targets and objectives that are set

- Housing Services works directly with residents and external agencies in order to provide a consistent high standard of service to the client's Housing’s customers. The main areas of operation include:

• Tenancy Solutions service

• Supported housing provision

• Managing void process

• Housing transitions

• Income recovery

• Financial and digital inclusion

• Leasehold management

Person Criteria:

Qualifications:

- Educated to A Level standard or the ability to demonstrate suitable experience to meet the requirements of this role

- Part or full CIH professional qualification or equivalent- Desirable

- Full driving licence and access to a vehicle for work.

Skills:

- Microsoft applications â€" particularly Word (Intermediate Level), Excel Intermediate level) & Outlook ( Intermediate Level)

- Using management systems to record information

- Minimum of 2 years work experience in which there has been a high degree of responsibility for maintaining complex administrative processes and achievement of successful outcomes.

- Communicates effectively

- Customer focused

- Prioritises and multi-tasks effectively to meet deadlines

- Ability to build and maintain effective relationships

Knowledge:

- Social housing environment

- The key principles of tenancy management

- Landlord and tenant responsibilities in relation to various types of tenure and legislation

- A strong knowledge of housing management and systems

Experience:

- Minimum of 2 years work experience in which there has been a high degree of responsibility for maintaining complex administrative processes and achievement of successful outcomes.

- Experience within private residential property management, welfare services or social housing would be an advantage.
