To sell 36 private sale units

Prefer candidates with experience of outright private sales - possible that will need to deal with international customers.

To work on a 2 person rota ensuring the scheme is covered 7 days a week from 11:00 â€" 1900 and any special event attendance

Agreed commission scheme of £300 on exchange and £150 on completion.

Key responsibilities
  • To be responsible for frontline sales performance for Private Sales and any other sales related products offered by the client.
  • Deliver sales performance to individual targets to ensure reservations achieved from plan and stock.
  • Close liaison with the After Sales team, independent mortgage advisors, solicitors, Service Charge team and Housing Management on all sales-related matters.
  • Close and efficient management of sales leads ensuing high levels of customer satisfaction.
  • Excellent conversion rates from sales lead to reservation.
  • The ability to keep sales to tight timeframes for processing.
  • To be expert in the ‘site’ and location to inform and promote the development and location.
  • To be expert in our specification and product to inform and sell to customers with the ability to understand plans and property technical information and be able to sell accurately from plan.
  • The ability to explain to customers - service charges, estate charges, ground rents, stamp duty and the responsibilities and obligations associated with different products.
  • The ability to be able to explain freehold and leasehold terms and conditions and talk through the conveyancing process and guide buyers through the customer journey.
  • An ability to assess applicants and qualify their eligibility on different terms depending on the sales product.
  • To keep the marketing suite and show homes presentable at all times managing cleaners and contractors as required.
  • To be responsible for all delivering sales in line with industry regulations such as fraud, money laundering, GDPR and property miss-descriptions.
  • In some cases to be responsible for negotiating the optimum price within pre-set margins.
  • Responsibility for managing stock units on site to maintain the condition, safety, functionality and presentation of properties.
  • Provide accurate and fully detailed reservations to Regional Sales Managers for internal approval.
  • Lead on sales viewings, launches and events.
  • Timely reporting of performance KPIs, ensuring 100% data accuracy.
  • To be based in onsite sales suites/show homes with a flexible approach to location to drive sales and customer service.
  • Ensure sales suites and show homes are maintained to ensure presentation and security is kept to high standards.
  • Potential to work alongside agents in some situations to either manage or support their performance.
  • To feed into daily, weekly and monthly reporting on sales leads, viewings, reservations, cancellations, customer service feedback.
  • To resolve customer complaints and issues in a professional and expedient manner at all times.

Experience and pre-qualification criteria
  • Experience of the property sales and marketing process.
  • A good knowledge of Private Sale and Help to Buy products where necessary.
  • Personal drive and motivation to meet and exceed sales targets.
  • Experience of working with solicitors, mortgage brokers, surveyors and agents.
  • Confidence to run sales offices on sites and represent sales and the wider company brand.
